    • Tenancy Agreement including Landlord’s specific requests if required
    • Inventory & Schedule of Condition & Photo inventory
  • Accompanying Tenant/s on check in of the property to ensure a smooth hand over
  • Advising council and utility companies of new Tenant/s and submitting meter readings
  • Collecting and registering Tenant/s security deposit as legally required or forwarding to Landlord if property is unmanaged (by law deposits must be registered in a deposit protection scheme)
  • Receiving and forwarding first month’s rent to Landlord/s

  • Arrange quotes for any required repairs/maintenance
  • Periodic rent reviews 
  • At the end of the tenancy we assist your Tenant/s with the check out and return of keys and carry out:   
    • Property Inspection
    • Photographic Inventory if required
    • Inventory & Schedule of Condition if required
  • Advise council and utility companies of meter readings and Tenant/s end of tenancy
  • Assist with any deposit disputes
  • Refund the Tenant/s deposit​

​White Castle Lettings cannot market any rental property without the following legal requirements:
  • A current GasSafe certificate (dated within the last twelve months)
  • An EPC certificate (dated within the last ten years)
  • A current electrical installation condition report (EICR) dated within the last five years
  • At least one working smoke alarm on each level of the property
  • A current legionnaires Assessment report (dated within the last two years)
  • A working carbon monoxide detector in every room/area that has an appliance that burns or is capable of burning solid fuel.
  • A licence issued by the local authority confirming the property can be let (if applicable)
